Why Drywall Services Go Wrong

Drywall Services in Toronto
Fail at the Finish —
Not the Hang.

Hanging drywall is straightforward. Finishing it to a Level 5 standard is where most crews fall short.

Drywall services in Toronto vary more in quality than almost any other trade. However, the differences are invisible until you live under raking light — the side-lit condition that exposes every imperfection. Trowel marks, banding at seams, and corner cracks are failures of finishing technique. Because most clients cannot inspect finish quality until paint is on, they have no idea what level was specified or delivered.

The Five Levels of Finish

Drywall finish is defined by five levels — Level 0 through Level 5. Therefore, Spartan specifies the finish level in the ClearScope™ document before work starts. For painted walls in living areas, Level 4 is the minimum. For smooth ceilings under downlights, Level 5 is required. In addition, the primer type applied over the finish determines whether the level holds after paint.

Spartan Standard
Finish level is specified in the scope document before work starts. Knauf and USG board systems standard. Finish primer included. The level the client approves is the level delivered — inspected under raking light before sign-off.

What Is Level 5 Finish?

Level 5 is a skim coat of joint compound applied over the entire board surface after Level 4 taping is complete. As a result, all board texture and fastener dimples are filled, creating a perfectly smooth surface. Required for painted smooth ceilings, high-sheen walls, and anywhere raking light is present.

Board Systems — Knauf & USG

Spartan uses Knauf and USG drywall systems — contractor-grade board specified by thickness, type, and application. 5/8-inch Type X for fire-rated assemblies. Moisture-resistant board for wet areas. Soundboard and resilient channel for soundproofing. All specified in the scope document before ordering.

Soundproofing Assemblies

STC-rated assemblies using resilient channel, acoustic insulation, and double-board construction. Because soundproofing performance depends on the complete assembly — not just one element — every component is specified and installed in the correct sequence to achieve the target rating.

Drywall Services in Toronto & GTA

Every Drywall Scope —
Finish Level Specified
and Delivered.

New Build Drywall
Complete drywall scope for new construction — hang, tape, finish, and primer to the specified level on all walls and ceilings. Coordinated with rough-in trades so drywall proceeds without conflict.
  • Full hang on all walls and ceilings
  • Board type specified by area
  • All taping, finishing, and priming
  • Level 4 standard — Level 5 on request
  • Fire-rated assemblies where required
  • Coordinated sequence with rough-ins
Renovation Drywall
Board replacement after selective demolition. Because existing conditions are rarely perfectly plumb, renovation drywall requires skill to achieve a consistent finish with adjacent surfaces.
  • Replacement board after demolition
  • Match to existing wall and ceiling planes
  • Tape and finish to specified level
  • Smooth transition to existing surfaces
  • Corner bead and trim installation
  • Finish primer included
Level 5 Smooth Finish
Skim-coat application over the entire board surface. Required for painted smooth ceilings, high-sheen walls, and any surface under raking light. Inspected under raking light before sign-off.
  • Full skim coat over Level 4 base
  • Smooth painted ceilings — standard Level 5
  • High-sheen and gloss wall finishes
  • Raking light inspection before sign-off
  • Finish primer specified and applied
  • New build and renovation scopes
Plaster Repair & Patch
Older Toronto homes have plaster walls that crack and detach. Because plaster repair requires matching existing texture and profile, it is a distinct skill from standard drywall finishing.
  • Plaster crack repair — hairline to structural
  • Ceiling medallion repair
  • Stipple and texture matching
  • Hole and damaged area patching
  • Plaster skim coat restoration
  • Pre-paint ready finish
Soundproofing Assemblies
STC-rated wall and floor-ceiling assemblies using resilient channel, acoustic insulation, and double-board construction. As a result, noise transmission between suites and rooms is reduced to the specified target.
  • Resilient channel installation
  • Acoustic batt insulation
  • Double-board STC assemblies
  • Floor-ceiling soundproofing
  • Party wall assemblies for legal suites
  • STC rating target specified in scope
Bulkheads & Soffits
Drywall bulkheads, soffits, coffered ceilings, and curved walls require metal stud framing and finish quality that matches the rest of the space. Therefore, bulkhead work is scoped separately with finish level confirmed.
  • Kitchen and bathroom bulkheads
  • Soffit construction and finishing
  • Coffered ceiling frames
  • Curved wall and radius work
  • Mechanical chase enclosures
  • Finish level matched to adjacent surfaces

How It Works

Board. Hang. Tape.
Finish. Primer.
All Confirmed First.

01
Scope & Specification
Board type, thickness, and finish level confirmed per room and surface. Soundproofing and fire-rated requirements identified. Primer type confirmed. Every variable in the ClearScope™ document before ordering or scheduling.
02
Board Hang
Board hung to the specified type and thickness per area. Fastener pattern follows manufacturer specification. All penetrations cut clean. Inspected before taping begins.
03
Tape & Finish

Common Questions

Before You Start
Your Kitchen.

How much does a kitchen renovation cost in Toronto in 2026?

Kitchen renovations in Toronto range from $18,000 for a cosmetic refresh to $250,000+ for a fully custom luxury kitchen. A partial upgrade with new RTA cabinets, mid-grade quartz, and flooring runs $35,000–$65,000. A full remodel with layout reconfiguration, new plumbing, electrical, and semi-custom cabinetry typically runs $65,000–$120,000.

Final price locks after architectural drawings are produced, the ClearScope™ takeoff is completed, and finish selections are approved. Any quote given before that process is an estimate — we don’t commit numbers without doing the work to earn them.

How long does a kitchen renovation take in Toronto?

6 to 14 weeks from demo to final handoff, depending on scope. A cosmetic refresh with no layout changes can be done in 4–6 weeks. A full gut with custom cabinets and plumbing relocation typically runs 10–14 weeks.

The biggest variable is cabinet lead time — custom and semi-custom cabinets run 4–10 weeks from order. At Spartan, cabinets are ordered only after the layout drawing is confirmed and the takeoff is approved, so no dimensions change mid-project.

What if unexpected issues are found during the kitchen renovation?

We find most issues before demolition begins. The pre-construction site assessment, structural review, and permit drawings are designed to surface hidden conditions before work starts — not mid-build.

When genuine surprises occur — galvanized plumbing, asbestos floor tile, unexpected framing — we document it immediately, present you with clear options and transparent pricing, and proceed only with your written approval. You will never receive an invoice for work you didn’t approve.

Do I need a permit for a kitchen renovation in Toronto?

It depends on what’s being done. Cosmetic work — new cabinets, countertops, tile, and flooring — does not require a permit. Moving plumbing (sink relocation), adding circuits to the panel, or removing a wall requires permits under the Ontario Building Code.

Spartan manages the full permit process — drawings, submission, and inspection scheduling — as part of the scope. You don’t chase the city. We do. For official permit information, visit City of Toronto Building Permits or review the Ontario Building Code.

Can I stay in my home during a kitchen renovation?

Yes — most clients do. The kitchen is blocked off and protected during demolition. Once rough-in work is complete and the space is drywalled and primed, the worst of the disruption is behind you. We set up a temporary kitchen area where possible during the build phase.

The most disruptive period is the first 1–2 weeks of demo and rough-in. After that it becomes much more manageable.

What is the kitchen renovation ROI in Toronto?

70–85% ROI is the typical range for a well-executed kitchen remodel in the GTA. This means a $100,000 kitchen renovation typically adds $70,000–$85,000 in resale value — making it one of the highest-returning renovation investments in Toronto real estate.

ROI varies by neighbourhood, project quality, and how closely the renovation matches buyer expectations in your area. Overbuilding for the neighbourhood — spending $200,000 in a $700,000 home area — reduces returns. Spartan can advise on appropriate scope for your market during the site visit.

Do you supply the appliances?

We can, or you can. Spartan has supplier relationships for appliances at trade pricing, or we can design the cabinet layout around appliances you’ve already chosen. Either way, appliance specifications are locked into the cabinet plan before ordering — so dimensions are always confirmed and there are no surprises at install.

What is included in a ClearScope™ kitchen takeoff?

The ClearScope™ takeoff for a kitchen covers every division of work — demolition, framing, plumbing rough-in, electrical, drywall, cabinets, countertops, backsplash, flooring, range hood ductwork, fixtures, painting, and hardware. Every line item includes quantity, unit of measure, and cost breakdown split by labour and materials.

You also receive colour-coded markup drawings showing exactly what was counted on your layout — so you can trace every line item back to a physical location in the kitchen.

Common Questions

Drywall Services in Toronto —
What Clients Ask
Before They Start.

How much do drywall services cost in Toronto in 2026?

Single room or patch work runs $800 to $3,500. Renovation drywall for a multi-room gut runs $4,000 to $16,000. New build full drywall packages run $12,000 to $45,000 or more. However, your fixed price comes from the ClearScope™ scope document after every board and finish coat is counted.

What is the difference between Level 4 and Level 5 drywall finish?

Level 4 is the standard finish for painted walls — all joints, angles, and fastener heads covered with three coats of compound and sanded. Level 5 adds a full skim coat over the entire board surface. As a result, Level 5 eliminates all board texture. Required for smooth painted ceilings under downlights and any wall receiving high-sheen paint.

Do you repair plaster walls in older Toronto homes?

Yes. Many Toronto homes built before 1970 have lath-and-plaster walls and ceilings. Spartan drywall services include plaster crack repair, skim coat restoration, and texture matching. Because plaster repair requires matching existing surface profile and texture, it is scoped separately from standard drywall finishing.

Can drywall be done while we live in the house?

Yes, with staging. Single rooms or one floor at a time can be done in occupied homes. Dust containment barriers are installed at all doorways. However, drywall compound requires adequate dry time — temperature and humidity are managed for proper cure. Phasing is confirmed in the scope document.

What board systems do you use?

Spartan uses Knauf and USG drywall systems. Standard 1/2-inch board for walls and ceilings. 5/8-inch Type X for fire-rated assemblies. Moisture-resistant board for wet areas. Soundboard and resilient channel for soundproofing assemblies. All board specifications confirmed in the ClearScope™ scope document before ordering.
