$250 to $600+ per square foot for all-in construction costs in the GTA in 2026. Entry-level custom builds run $250–$300/sq ft. Mid-grade builds with premium finishes run $300–$450/sq ft. Luxury custom homes with high-end systems and finishes start at $450/sq ft and can exceed $600/sq ft. These are construction costs only — land, architect fees, permit fees, and development charges are separate. A ClearScope™ takeoff gives you the real line-by-line cost for your specific design.
8 to 18 months from groundbreak to occupancy depending on the size and complexity of the build. A 2,000–2,500 sq ft entry or mid-grade custom build typically takes 10–14 months. A 4,000+ sq ft luxury build runs 14–18 months. This timeline begins after permits are approved — permit processing for new builds in Toronto currently takes 12–20 weeks. Spartan submits the permit application while the ClearScope™ phase breakdown is being finalized so permits don’t delay the groundbreak date.
Not necessarily. If you already have an architect and permit-ready drawings, Spartan builds directly from those documents. If you don’t have an architect, Spartan can recommend architects we have strong working relationships with in the GTA, or we can work with your preferred architect. For design-build clients who want full end-to-end management, Spartan coordinates the architect, structural engineer, and all trades under one system. A new custom home in Toronto requires a building permit from the City of Toronto, which includes architectural drawings, structural engineer drawings, an energy compliance report (SB-12), and a lot grading plan. An ESA permit is required for electrical work. An HVAC permit is required for mechanical systems. Spartan manages the full permit submission package and tracks all approvals. Change orders are rare because the scope is comprehensive from day one. When legitimate site conditions require adjustment — unexpected soil conditions, utility conflicts, or engineering revisions — we document immediately, present clear options with transparent pricing, and proceed only with your written approval. Client-initiated scope changes are documented as formal change orders with pricing before work proceeds. No invoice surprises.
The ClearScope™ phase breakdown for a custom build divides the entire project into construction phases — site and foundation, structural framing, roofing and envelope, rough-ins, insulation and drywall, and interior finishes. Every line item in each phase is counted from your drawings with quantities, unit costs, and labour/material breakdown. You approve each phase budget before that phase starts and release milestone payments when each phase is complete. You receive the full Excel spreadsheet plus marked-up drawings. Yes — this is one of our most common scenarios. Landowners who already own a lot bring us in at any stage — with a concept only, with design intent drawings, or with a fully permitted set. We can recommend architects for the design phase, manage the permit submission, and build from groundbreak to occupancy. If you have a lot and an idea, that’s enough to start the conversation.
A custom build is designed specifically for you — your floor plan, your lot, your selections. Every decision is yours. A semi-custom build starts from a builder’s existing floor plan with limited modification options. A spec home is built to a standard and sold as-is.
