The biggest variable is cabinet lead time — custom and semi-custom cabinets run 4–10 weeks from order. At Spartan, cabinets are ordered only after the layout drawing is confirmed and the takeoff is approved, so no dimensions change mid-project.

When genuine surprises occur — galvanized plumbing, asbestos floor tile, unexpected framing — we document it immediately, present you with clear options and transparent pricing, and proceed only with your written approval. You will never receive an invoice for work you didn’t approve.
It depends on what’s being done. Cosmetic work — new cabinets, countertops, tile, and flooring — does not require a permit. Moving plumbing (sink relocation), adding circuits to the panel, or removing a wall requires permits under the Ontario Building Code.

Yes — most clients do. The kitchen is blocked off and protected during demolition. Once rough-in work is complete and the space is drywalled and primed, the worst of the disruption is behind you. We set up a temporary kitchen area where possible during the build phase.
The most disruptive period is the first 1–2 weeks of demo and rough-in. After that it becomes much more manageable.

Floor plans are the minimum requirement. However, the more complete the drawing set, the more complete the takeoff. Elevations allow wall finish quantities to be taken off precisely. RCPs (reflected ceiling plans) allow ceiling and lighting quantities. Full construction drawing sets produce the most accurate takeoff. If you only have a sketch or a partial plan, submit it anyway — we will tell you what we can produce from it.

Turnaround is confirmed when the takeoff price is quoted. As a result, you know the delivery date before you approve the takeoff and before any work begins.
Yes. The Excel takeoff is formatted so you can send it directly to subtrades with a request to price the quantities. Therefore, every contractor prices the same scope and the same quantities — which makes comparing bids straightforward. The colour-coded markup plans accompany the spreadsheet so trades can verify quantities against the drawings. In addition, the scope can be shared with lenders as part of a financing application.
No. The ClearScope™ takeoff is an independent service. Once you receive the deliverable, you can use it with any contractor, any subtrade, or to manage the project yourself. However, if you want Spartan to build the project, the takeoff document becomes the foundation for a fixed-price contract — because every quantity is already measured, the contract price is anchored to real numbers from day one.
Yes. ClearScope™ takeoff is a remote service — we work from drawings, not from a site visit. Therefore, we can produce a takeoff for any project in Canada. Unit costs in the deliverable are based on GTA market rates by default, but we can apply regional unit costs for projects outside the GTA on request.
