Spartan is not a public adjuster and does not negotiate claims on your behalf. What we do is provide the documentation, scoping, and estimates that give your adjuster everything they need to approve the work. Most claim disputes come down to unclear scope or estimates that don’t match how insurance companies calculate reinstatement costs.

Spartan produces estimates that are detailed enough to support the claim — line by line, by trade, by phase — while staying within realistic reinstatement cost ranges. This reduces supplemental claim cycles and speeds up your project start.

Spartan works with all major Canadian insurance carriers. If your adjuster needs to speak with our PM directly, that conversation happens. We are used to working within the insurance restoration process.

Should I call Spartan before or after filing an insurance claim?

Call Spartan first or simultaneously. Getting Spartan on site before or immediately when you file means the damage is documented in detail before any cleanup or demo starts. That documentation is what supports the claim. If you wait until after your adjuster visits, some damage context may be lost. Call 437-436-4977 as soon as it’s safe to enter the property.

Does Spartan work directly with insurance adjusters?

Yes — Spartan produces insurance-coded estimates and our PM is available to speak with your adjuster directly about scope and line items. We are not public adjusters and do not negotiate your claim, but we provide the documentation and technical scope that adjusters need to approve the work. We work with all major Canadian carriers.

What if my insurance claim is denied or only partially approved?

Spartan can proceed on an owner-pay basis using the same documented scope and fixed-price proposal. The estimate we produce for insurance is the same estimate we use for direct work. Change orders are rare because the scope is comprehensive from day one. When legitimate conditions require adjustment, we document immediately, present clear options with transparent pricing, and proceed only with your written approval.

How quickly can Spartan respond to an emergency?

Within 24 hours for a site visit in the GTA. For active water intrusion situations where emergency water extraction is needed, call 437-436-4977 directly — we will advise on immediate containment steps over the phone and get on site as quickly as possible. Boarding and securing of a compromised structure can be arranged same day.

Does restoration work require a building permit?

It depends on the scope. Cosmetic reinstatement — drywall, paint, flooring — does not require a permit. Any structural work, electrical rewiring, plumbing replacement, or HVAC work requires permits under the Ontario Building Code. Insurance companies and mortgage lenders require that structural restoration work is permitted and inspected. Spartan manages all permit submissions and inspection scheduling.

Can I live in my home during restoration work?

It depends on the extent of the damage. For partial loss situations where damage is isolated to one area, most homeowners can remain in the home with containment barriers in place. For major fire or flood damage affecting primary living areas, mechanical systems, or air quality, temporary relocation is typically required during remediation. Your insurance policy may cover additional living expenses (ALE) during displacement — check with your adjuster.

How long does a full restoration rebuild take?

4 to 20 weeks depending on scope. A partial loss affecting one room or system can be completed in 4–6 weeks. A major fire or flood affecting the majority of the home typically runs 12–20 weeks. The main variables are the extent of structural damage, permit processing time, and how quickly the insurance claim is approved. Spartan submits permits during the claim process so we can start immediately upon approval.

What documentation should I preserve after a loss event?

Take photos and video of everything before any cleanup starts — even if the damage seems obvious. Document all damaged contents as well as structural damage. Do not throw anything out before your adjuster or Spartan has documented it. Preserve receipts or records for any items that will be claimed as contents loss. Keep records of any emergency expenses (hotel, meals) if your policy includes ALE coverage. Spartan will produce the structural and scope documentation — your job is to protect the contents documentation.
