Why Millwork & Custom Cabinetry Goes Wrong

Why Most Custom
Millwork Ends Up
Looking Cheap.

Millwork quality lives and dies in the details nobody sees until it’s installed.

Face frame gaps that open in humidity. Doors that rack because the cabinet box isn’t square. Reveal inconsistencies that catch the eye every time you walk past. Paint that peels at the edges because MDF wasn’t sealed properly. Countertops that don’t sit flat because the base cabinets weren’t shimmed correctly. These failures don’t happen because the design was wrong. They happen because the spec was vague, the fabrication was cheap, and the installation was rushed.

The Spartan Approach
Every millwork scope starts with a drawing. Elevations, sections, and detail drawings for every piece before fabrication begins. Materials, finishes, hardware, and tolerances specified. The fabricator builds to the drawing — not to a verbal description.
Drawn before fabricated
Every piece is drawn to scale — elevations, sections, and joinery details — before fabrication begins. No verbal specs. No surprises when it arrives on site.
Material specified to the sheet
Cabinet box material, face frame species, door profile, finish type, and hardware are all specified in writing before the order is placed.
Site conditions verified before cut
Walls are measured and out-of-plumb conditions are identified before cutting. Millwork is fabricated to fit the actual site, not the design dimensions.
Installation included in fixed price
Delivery, installation, shimming, scribing, and hardware adjustment are all included. Not billed separately after the fact.

How It Works

Drawn. Specified.
Fabricated. Installed.

01
Design & Drawing
Elevations and sections drawn for every piece. Materials, profiles, finishes, and hardware specified. You approve the drawing before anything is fabricated. What gets built is exactly what was drawn.
02
Site Verification
Walls are measured in the actual space. Out-of-plumb and out-of-square conditions are documented and accounted for in the fabrication. Millwork is cut to fit the real site, not the plan dimensions.
03
Fabrication
Builders Plug™ millwork fabricators build to the approved drawings. Lead time is 2–8 weeks depending on complexity and finish. Progress photos provided. Delivery to site is coordinated with the installation schedule.
04
Installation & Sign-Off
Millwork installed, shimmed, scribed, and adjusted to site conditions. Hardware installed and adjusted. Final walkthrough confirms every reveal, every door swing, and every drawer slide. Included in the fixed price.

Common Questions

Before You Start
Your Kitchen.

How much does a kitchen renovation cost in Toronto in 2026?

Kitchen renovations in Toronto range from $18,000 for a cosmetic refresh to $250,000+ for a fully custom luxury kitchen. A partial upgrade with new RTA cabinets, mid-grade quartz, and flooring runs $35,000–$65,000. A full remodel with layout reconfiguration, new plumbing, electrical, and semi-custom cabinetry typically runs $65,000–$120,000.

Final price locks after architectural drawings are produced, the ClearScope™ takeoff is completed, and finish selections are approved. Any quote given before that process is an estimate — we don’t commit numbers without doing the work to earn them.

How long does a kitchen renovation take in Toronto?

6 to 14 weeks from demo to final handoff, depending on scope. A cosmetic refresh with no layout changes can be done in 4–6 weeks. A full gut with custom cabinets and plumbing relocation typically runs 10–14 weeks.

The biggest variable is cabinet lead time — custom and semi-custom cabinets run 4–10 weeks from order. At Spartan, cabinets are ordered only after the layout drawing is confirmed and the takeoff is approved, so no dimensions change mid-project.

What if unexpected issues are found during the kitchen renovation?

We find most issues before demolition begins. The pre-construction site assessment, structural review, and permit drawings are designed to surface hidden conditions before work starts — not mid-build.

When genuine surprises occur — galvanized plumbing, asbestos floor tile, unexpected framing — we document it immediately, present you with clear options and transparent pricing, and proceed only with your written approval. You will never receive an invoice for work you didn’t approve.

Do I need a permit for a kitchen renovation in Toronto?

It depends on what’s being done. Cosmetic work — new cabinets, countertops, tile, and flooring — does not require a permit. Moving plumbing (sink relocation), adding circuits to the panel, or removing a wall requires permits under the Ontario Building Code.

Spartan manages the full permit process — drawings, submission, and inspection scheduling — as part of the scope. You don’t chase the city. We do. For official permit information, visit City of Toronto Building Permits or review the Ontario Building Code.

Can I stay in my home during a kitchen renovation?

Yes — most clients do. The kitchen is blocked off and protected during demolition. Once rough-in work is complete and the space is drywalled and primed, the worst of the disruption is behind you. We set up a temporary kitchen area where possible during the build phase.

The most disruptive period is the first 1–2 weeks of demo and rough-in. After that it becomes much more manageable.

What is the kitchen renovation ROI in Toronto?

70–85% ROI is the typical range for a well-executed kitchen remodel in the GTA. This means a $100,000 kitchen renovation typically adds $70,000–$85,000 in resale value — making it one of the highest-returning renovation investments in Toronto real estate.

ROI varies by neighbourhood, project quality, and how closely the renovation matches buyer expectations in your area. Overbuilding for the neighbourhood — spending $200,000 in a $700,000 home area — reduces returns. Spartan can advise on appropriate scope for your market during the site visit.

Do you supply the appliances?

We can, or you can. Spartan has supplier relationships for appliances at trade pricing, or we can design the cabinet layout around appliances you’ve already chosen. Either way, appliance specifications are locked into the cabinet plan before ordering — so dimensions are always confirmed and there are no surprises at install.

What is included in a ClearScope™ kitchen takeoff?

The ClearScope™ takeoff for a kitchen covers every division of work — demolition, framing, plumbing rough-in, electrical, drywall, cabinets, countertops, backsplash, flooring, range hood ductwork, fixtures, painting, and hardware. Every line item includes quantity, unit of measure, and cost breakdown split by labour and materials.

You also receive colour-coded markup drawings showing exactly what was counted on your layout — so you can trace every line item back to a physical location in the kitchen.

Common Questions

Before You Start
Your Project.

What is the difference between custom and semi-custom cabinetry?

Custom cabinetry is built to your exact dimensions and specifications — any size, any configuration, any profile. Semi-custom uses standard box sizes with some modification options. Spartan works with both depending on budget and scope. All kitchen cabinetry is drawn and specified before fabrication regardless of which approach is chosen.

How long does custom millwork take?

2–8 weeks from approved drawing to site delivery, depending on complexity and finish. Simple trim packages can be cut and installed in 1–2 weeks. Full custom cabinetry with painted finish typically runs 6–8 weeks from approval to installation. Timeline is confirmed in the scope before anything is ordered.

What materials do you use?

Box construction in 3/4" plywood (furniture-grade Baltic birch or maple) for structural pieces. Paint-grade MDF for painted door and drawer fronts. Solid wood for stained profiles and face frames. Laminate for budget-appropriate applications. Materials are specified and approved before fabrication.

Can you match existing millwork in my home?

In most cases, yes. We can match existing profiles, reveals, and finishes if the original millwork details can be captured — either by measurement, by sample, or by profile matching at the mill. This is assessed during the drawing phase.

Does installation include hardware?

Yes. Hardware — hinges, drawer slides, pulls, and any specialty hardware — is specified in the drawing, included in the fixed price, and installed by the Spartan millwork crew.
