The Addition That Fits
Your Home & Property.
Your Neighbourhood
Is Worth Keeping.
In Toronto’s GTA market, moving to a larger home means paying land transfer tax twice, real estate commissions of 4–5%, and a purchase price premium on the new property. A well-executed addition adds directly to your existing home’s value — in the neighbourhood you already chose.
Why Spartan Additions
Come In On Budget.
Home additions are the most complex renovation category in GTA residential construction. Structural engineering, zoning compliance, building permits, foundation assessment, weatherproofing the connection — all before a single stud goes up. Most additions go over budget because the contractor starts building before the scope is fully understood. At Spartan, every addition is engineered and scoped before demo starts.
Structural drawings produced first. Permit approved before framing starts. ClearScope™ takeoff counting every stud, every metre of pipe, every electrical circuit. The number you approve is the number you pay.

| Foundation assessment | Assumed adequate | Assessed and confirmed before design |
| Change orders | Frequent — structural surprises mid-build | Rare — engineering review catches them first |
| Inspections | Client manages with the city | Spartan schedules and attends all inspections |

“Full second storey on our bungalow in Mississauga. Spartan confirmed the foundation could handle the load before we committed to a design. The permit came through in 11 weeks. We moved back in on the exact date they told us at the start.”
“Rear extension to expand our kitchen and add a main floor primary suite in North York. Spartan walked us through the setback requirements at the first meeting so we knew exactly how large we could go. The ClearScope document had every line — no surprises at the end.”
“Kitchen bump-out in Oakville — 8 feet into the backyard, new foundation piers, the whole rear wall opened up. Spartan managed the permit, the structural engineer, and the full build. Six weeks from permit approval to handoff.”
Before You Start
Your Addition.
In most GTA markets, building an addition is more cost-effective than moving. When you sell and buy, you pay land transfer tax twice (up to 4.5% in Toronto), real estate commissions of 4–5%, and moving costs. You also pay a purchase price premium to buy in the same neighbourhood. A well-executed addition adds directly to your existing property value — typical ROI in the GTA is 65–80%. The math favours building, especially if you love your neighbourhood and your existing home has good bones.
6 to 18 months from project start to handoff — including design, permits, and construction. A bump-out or side addition can be completed in 4–6 months once permits are in hand. A rear extension typically takes 5–8 months. A full second storey addition runs 9–14 months. The biggest variable is Toronto building permit processing time, which currently runs 8–16 weeks for additions. Spartan submits the permit application early — while design is being finalized — so permits don’t sit on the critical path.
For rear extensions and bump-outs, yes — most clients do. For a full second storey addition, you will need to vacate the home for 4–8 weeks during the roof removal and framing phase. The existing structure is shored, the roof is opened, and the new second floor is built — the home is exposed to the elements during this phase. Spartan sequences this work to minimize the exposure window and installs temporary weatherproofing. We’ll advise exactly when you need to be out and when you can return.
You need a licensed structural engineer to assess the existing foundation, walls, and floor structure for their capacity to carry the additional load. At Spartan, a structural engineer is engaged at the start of every second storey project — before design, before permit, before any commitment. Most foundations built after 1940 in the GTA are adequate for a second storey with minimal reinforcement. Some older foundations require underpinning or supplemental footings. We find out at the start, not mid-build.
Yes — always. Every home addition in Toronto requires a building permit under the Ontario Building Code. The permit package includes architectural drawings, structural engineer drawings, and an energy compliance report. Spartan prepares and submits the complete permit package and tracks approval status. For official permit information visit City of Toronto Building Permits. Building without a permit creates serious liability — the city can require demolition of unpermitted work.
Change orders are rare because the scope is comprehensive from day one. When legitimate site conditions require adjustment — unexpected soil conditions, foundation anomalies, or utility conflicts — we document immediately, present clear options with transparent pricing, and proceed only with your written approval. No invoice surprises.
$360–$480 per square foot for a full second storey addition in the GTA in 2026. This includes structural engineering, framing, roofing, windows, all mechanical rough-ins, insulation, drywall, flooring, millwork, and finishes. It does not include custom or luxury finishes, which add to the per-foot cost. A partial second storey (over a garage or rear section) typically runs $300–$400/sq ft due to the reduced structural complexity. These are all-in construction costs — not just the shell.
The ClearScope™ addition takeoff covers every division of work — demolition, excavation, foundation, structural framing, sheathing, roofing, flashings, windows, plumbing, electrical, HVAC, insulation, drywall, flooring, millwork, paint, and permits. Every line item includes quantity, unit of measure, and cost breakdown (labour + materials). You receive the full spreadsheet plus marked-up drawings. The takeoff is the foundation of your fixed-price proposal. Submit your drawings →
