Who We Build
Commercial Spaces For.
Why Spartan Commercial
Renovations Come In
On Time. On Budget.
Commercial renovations fail for the same reasons every time — no coordination between trades, scope gaps found mid-build, permits pulled after framing starts. At Spartan, every commercial project runs through one system, one drawing set, and one PM who owns the result.
What You’re Used To
vs. How Spartan Runs It.
| What you’re comparing | Standard GC | Spartan |
|---|---|---|
| Permit & drawings | After demo starts | Before demo starts |
| Trade coordination | Each books independently | One Gantt, one PM |
| Electrical & IT | Separate contractors, no coordination | Planned from one drawing |
| Landlord approval | Tenant’s responsibility | Spartan prepares the package |
| Scope documentation | Rough quote, verbal scope | Full ClearScope™ takeoff |
| Change orders | Frequent — scope gaps discovered mid-build | Rare — pre-construction review catches them |
| Milestone payments | Large deposits, unclear draws | Tied to completed phases |
| Occupancy timeline | Estimate — often missed | Gantt-locked — you plan your move-in date |

“Spartan handled our full office relocation — 3,200 sq ft in North York. The permit package was submitted before we signed the lease extension. We moved in exactly on the date they committed to.”
“We had a hard lease commencement date and a landlord who was difficult about approvals. Spartan managed the entire package. The only thing we had to do was sign the drawings.”
“Our Toronto showroom renovation was 4,800 sq ft with custom millwork and polished concrete. Spartan hit every milestone date. The ClearScope document meant we had zero surprise invoices.”
Before You Start
Your Renovation.
2 to 12 weeks from permit approval to occupancy, depending on the size and complexity. A basic small-office refresh (paint, flooring, minor partitions) can be 2–4 weeks. A full mid-size renovation with new partitions, HVAC, electrical, and millwork typically runs 6–10 weeks. Full-floor corporate projects are quoted with a Gantt schedule before work begins so your move-in date is locked, not estimated.
Usually yes, if you are adding or moving partitions, modifying electrical, relocating HVAC diffusers, or adding plumbing. Cosmetic work (paint, carpet, furniture) typically does not require a permit. Spartan confirms permit requirements during the site walk and manages the full application process — drawings, submission, and inspections. For official permit information visit City of Toronto Building Permits or review the Ontario Building Code.
Spartan handles it. We prepare the full landlord approval package — architectural drawings, scope summary, insurance certificates, and WSIB clearance. We submit directly to the property manager and follow up until approval is received. Most landlords require 5–15 business days. We build this into the project schedule so it never delays your start date.
Yes — with phased scheduling. For businesses that cannot fully vacate, Spartan structures the build in phases so one section is under construction while the rest remains operational. Dust barriers, temporary hoarding, and after-hours scheduling for noisy or disruptive work are built into the plan from day one.
We plug directly into your team. If you have permit drawings or design intent documents from an architect or designer, Spartan works from those drawings. We produce the ClearScope™ takeoff directly from your documents, coordinate with your design team, and manage the build. You don’t need to start over — we start where your team left off.
Change orders are rare because the scope is comprehensive from day one. When legitimate site conditions require adjustment — concealed conditions, landlord-directed changes, or tenant-requested scope additions — we document immediately, present clear options with transparent pricing, and proceed only with your written approval. No invoice surprises.
Yes — regularly. Brokers and leasing agents introduce Spartan to tenants who need a renovation as part of their lease negotiation. We provide budgetary estimates based on the raw space, which helps clients understand their total occupancy cost before signing. We work quickly and confidentially to support your deal timeline.
The ClearScope™ commercial takeoff covers every division of work — demolition, framing, electrical, HVAC, plumbing, drywall, ceilings, flooring, millwork, paint, permits, and inspections. Every line item includes quantity, unit of measure, labour and material breakdown, and clear inclusions/exclusions. You receive the full spreadsheet plus marked-up drawings. The takeoff is the foundation of your fixed-price proposal. Submit your drawings for a ClearScope™ commercial takeoff →
