Usually not for a standard bathroom renovation. Replacing fixtures, tile, and finishes in the same location does not require a permit. However, if you are relocating plumbing (moving a toilet, shower, or tub drain to a new position), adding new electrical circuits, or making structural changes, permits are required under the Ontario Building Code. Spartan confirms permit requirements during the site visit and manages the application if required.
Inadequate waterproofing is the most common cause. Many contractors tile directly over cement board with only a paint-on membrane, or skip the membrane entirely. Water infiltrates grout joints, saturates the substrate, and causes rot and mold behind the tile — sometimes years after the renovation. The membrane is not optional, it is the standard.
Yes — most clients do, especially if you have a second bathroom in the home. The work area is sealed off and protected during demolition. The most disruptive phase is the first week of demo and rough-in — dust, noise, and no access to that bathroom. After rough-ins are done and walls are closed, disruption reduces significantly.
