Why Excavation Goes Wrong

Excavation Services in Toronto
Fail When There Is No
Engineering Behind Them.

Excavation services in Toronto are not a shovel-and-go operation. Every excavation adjacent to an existing structure changes soil conditions and load paths.

Foundation excavation, waterproofing excavation, and basement lowering all involve removing soil that currently supports or drains around an existing structure. Therefore, the sequence, depth, and method of excavation must be engineered before work begins — not figured out on site. However, many contractors quote excavation work without ever engaging an engineer or reviewing the existing foundation conditions.

What Spartan Does First

Every Spartan excavation scope is reviewed by a structural or geotechnical engineer before work is authorized. As a result, the excavation crew arrives knowing the maximum depth, the required setback from footings, and the shoring requirements if applicable. In addition, permits are in hand before a machine enters the property.

Spartan Standard
No excavation proceeds without engineering review and ClearScope™ scope documentation. Permit managed where required. The fixed price is confirmed before ground breaks.

Do I Need a Permit?

Excavation adjacent to foundations or for new construction in Toronto typically requires a permit. Waterproofing excavation on existing residential properties may not. Spartan identifies permit requirements during the scoping phase and manages the application process. Work does not start until permits are issued where required.

Hand-Dig vs Machine

Many Toronto properties have limited machine access — narrow gates, tight side yards, finished landscaping. As a result, hand-dig is required in more situations than most clients expect. Spartan quotes both methods and confirms the approach in the scope document before work is authorized.

Utility Locates

Ontario One Call locate requests are submitted before any excavation begins. All underground utilities — gas, hydro, water, telecom — are located and marked. Excavation proceeds only after locate confirmation. This is a legal requirement and a non-negotiable Spartan standard.

Excavation Services in Toronto & GTA

Every Excavation Scope
We Handle —
Permitted and Engineered.

Foundation Excavation
New foundation excavation for additions, accessory structures, and new builds. Excavated to the depth and dimensions specified in the engineering drawings. Soil removal and disposal included in the fixed price.
  • New addition foundation excavation
  • Accessory structure and garage foundation
  • New build foundation dig
  • Footing excavation to engineer spec
  • Soil removal and haul-away
  • Backfill and compaction after concrete
Waterproofing Excavation
Exterior foundation waterproofing requires excavating to the footing along one or more sides of the building. Because this excavation exposes the foundation below grade, soil conditions, footing depth, and adjacent structures are assessed before the scope is finalized.
  • One to four side perimeter excavation
  • Footing-depth exterior dig
  • Membrane, drainage board, and weeping tile access
  • Window well excavation and installation
  • Backfill and grade restoration
  • Exterior waterproofing included in scope
Hand-Dig Excavation
Access-restricted excavation where machine equipment cannot reach. Common in Toronto semi-detached and detached homes with narrow side yards, finished basements, or tight urban lots. Hand-dig is slower but produces the same engineered result.
  • Narrow side yard access excavation
  • Interior hand-dig for drainage work
  • Conveyor belt soil removal systems
  • No machine access required
  • Tight clearance footing work
  • Coordinated with selective demolition
Drainage & French Drain
Grading and drainage excavation to correct surface and subsurface water movement. Properly graded sites direct water away from the foundation — as a result, many basement water issues are solved at grade level before any waterproofing membrane is required.
  • Site regrading for drainage correction
  • French drain and weeping tile installation
  • Swale creation and grading
  • Sump pit excavation and installation
  • Catch basin excavation
  • Lot grading certificates where required
Window Well Excavation
Egress window and window well installation requires excavating below the existing foundation wall. In addition to the excavation, window well sizing, drainage, and cover installation are all specified in the scope document.
  • Egress window excavation
  • Window well installation and sizing
  • Window well drainage to weeping tile
  • Cover and grate installation
  • Backfill and grade restoration
  • Required for legal basement suites
Site Grading & Lot Grading
Final grading after construction or as a standalone scope to correct drainage conditions. Lot grading certificates are required for many Toronto building permits. Spartan coordinates topsoil, compaction, and grading to the specified elevations.
  • Post-construction site grading
  • Lot grading for permit close-out
  • Topsoil supply and spread
  • Compaction to specification
  • Grading certificate coordination
  • Driveway and walkway grade restoration

ClearScope™ — The Spartan Difference

Every Excavation Scope
Documented Before
We Quote.

Most contractors walk your space, give a number, and start work. There is no record of what was specified or what was skipped. When something fails later, there is no trail.

ClearScope™ changes that. Every scope is documented before work starts — every surface, every material, every trade. The fixed price on the document is the price on the invoice. Always.

How It Works

Engineered Before
a Shovel Breaks
Ground.

01
Engineering Review
Site is assessed. Foundation conditions, soil type, required depth, and adjacent structure setbacks are reviewed by a structural or geotechnical engineer. Drawings are produced and submitted for permit where required. Work does not proceed until this step is complete.
02
Locates & Permits
Ontario One Call utility locates are submitted and confirmed. Permits are applied for and issued. No excavation equipment enters the property until locates are confirmed and permits are in hand. Therefore, there is no emergency stopping once work begins.
03
Controlled Excavation
Builders Plug™ excavation crew executes the scope to engineering specification. Depth, setback, and slope are monitored against the approved drawings. Soil is removed via the pre-confirmed exit route. Adjacent structures and surfaces are protected throughout.
04
Backfill & Handoff
Excavation is inspected and signed off. Waterproofing, drainage, and footing work is completed by the relevant trade. Backfill is placed and compacted in lifts to specification. Grade is restored. Site is cleaned and handed off to the next trade. As a result, nothing is left for the client to manage.

Common Questions

Before You Start
Your Kitchen.

How much does a kitchen renovation cost in Toronto in 2026?

Kitchen renovations in Toronto range from $18,000 for a cosmetic refresh to $250,000+ for a fully custom luxury kitchen. A partial upgrade with new RTA cabinets, mid-grade quartz, and flooring runs $35,000–$65,000. A full remodel with layout reconfiguration, new plumbing, electrical, and semi-custom cabinetry typically runs $65,000–$120,000.

Final price locks after architectural drawings are produced, the ClearScope™ takeoff is completed, and finish selections are approved. Any quote given before that process is an estimate — we don’t commit numbers without doing the work to earn them.

How long does a kitchen renovation take in Toronto?

6 to 14 weeks from demo to final handoff, depending on scope. A cosmetic refresh with no layout changes can be done in 4–6 weeks. A full gut with custom cabinets and plumbing relocation typically runs 10–14 weeks.

The biggest variable is cabinet lead time — custom and semi-custom cabinets run 4–10 weeks from order. At Spartan, cabinets are ordered only after the layout drawing is confirmed and the takeoff is approved, so no dimensions change mid-project.

What if unexpected issues are found during the kitchen renovation?

We find most issues before demolition begins. The pre-construction site assessment, structural review, and permit drawings are designed to surface hidden conditions before work starts — not mid-build.

When genuine surprises occur — galvanized plumbing, asbestos floor tile, unexpected framing — we document it immediately, present you with clear options and transparent pricing, and proceed only with your written approval. You will never receive an invoice for work you didn’t approve.

Do I need a permit for a kitchen renovation in Toronto?

It depends on what’s being done. Cosmetic work — new cabinets, countertops, tile, and flooring — does not require a permit. Moving plumbing (sink relocation), adding circuits to the panel, or removing a wall requires permits under the Ontario Building Code.

Spartan manages the full permit process — drawings, submission, and inspection scheduling — as part of the scope. You don’t chase the city. We do. For official permit information, visit City of Toronto Building Permits or review the Ontario Building Code.

Can I stay in my home during a kitchen renovation?

Yes — most clients do. The kitchen is blocked off and protected during demolition. Once rough-in work is complete and the space is drywalled and primed, the worst of the disruption is behind you. We set up a temporary kitchen area where possible during the build phase.

The most disruptive period is the first 1–2 weeks of demo and rough-in. After that it becomes much more manageable.

What is the kitchen renovation ROI in Toronto?

70–85% ROI is the typical range for a well-executed kitchen remodel in the GTA. This means a $100,000 kitchen renovation typically adds $70,000–$85,000 in resale value — making it one of the highest-returning renovation investments in Toronto real estate.

ROI varies by neighbourhood, project quality, and how closely the renovation matches buyer expectations in your area. Overbuilding for the neighbourhood — spending $200,000 in a $700,000 home area — reduces returns. Spartan can advise on appropriate scope for your market during the site visit.

Do you supply the appliances?

We can, or you can. Spartan has supplier relationships for appliances at trade pricing, or we can design the cabinet layout around appliances you’ve already chosen. Either way, appliance specifications are locked into the cabinet plan before ordering — so dimensions are always confirmed and there are no surprises at install.

What is included in a ClearScope™ kitchen takeoff?

The ClearScope™ takeoff for a kitchen covers every division of work — demolition, framing, plumbing rough-in, electrical, drywall, cabinets, countertops, backsplash, flooring, range hood ductwork, fixtures, painting, and hardware. Every line item includes quantity, unit of measure, and cost breakdown split by labour and materials.

You also receive colour-coded markup drawings showing exactly what was counted on your layout — so you can trace every line item back to a physical location in the kitchen.

Common Questions

Excavation Services in Toronto —
What Clients Ask
Before They Start.

How much does excavation cost in Toronto in 2026?

Waterproofing excavation typically runs $6,000 to $18,000 for one to two sides of a residential foundation. Foundation excavation for additions or new builds runs $12,000 to $45,000 or more depending on depth, soil conditions, and access. However, your fixed price comes only after engineering review and ClearScope™ scope documentation are complete.

Do I need a permit for excavation in Toronto?

For excavation adjacent to existing foundations or for new construction, a permit is typically required in Toronto. Waterproofing excavation on existing residential properties may not require a permit. Spartan identifies permit requirements during the engineering and scoping phase and manages the city submission process where required.

What is Ontario One Call and why does it matter?

Ontario One Call is the province-wide utility locate service. Before any excavation, locate requests are submitted and all underground utilities — gas, hydro, water, telecom — are marked on the surface. Excavating without confirmed locates risks striking a utility line, which creates safety hazards, service interruptions, and significant liability. Spartan submits locate requests on every excavation project as a non-negotiable first step.

Can excavation be done in a tight urban lot?

Yes. Many Toronto properties have limited machine access — narrow side yards, finished landscaping, shared driveways. In these cases, hand-dig excavation is used. As a result, the excavation scope and method are confirmed before pricing — not discovered on the day of work. Conveyor belt soil removal systems are used where bin placement is not possible.

What happens to the excavated soil?

Soil removal, haul-away, and disposal at an approved facility are included in every Spartan excavation fixed price. Soil volume and disposal weight are estimated in the scope document. No disposal fees are added after the fact. In addition, where clean fill can be reused on site for grading or backfill, this is identified in the scope to minimize disposal cost.
