Site Mobilization & Foundation
Site preparation, demolition if required, excavation, foundation pour, waterproofing, and backfill. All foundation inspections coordinated by Spartan. Framing begins only after foundation is inspected and approved.

Structural framing per engineer drawings. Floor systems, exterior walls, roof framing. Vaulted ceilings, LVL beams, and open-to-above details executed exactly as drawn. Structural inspection completed before sheathing.

Rough-Ins & Lock-Up

For design-build clients who want full end-to-end management, Spartan coordinates the architect, structural engineer, and all trades under one system. A new custom home in Toronto requires a building permit from the City of Toronto, which includes architectural drawings, structural engineer drawings, an energy compliance report (SB-12), and a lot grading plan.
