These steps run in the same order on every Spartan project, residential or commercial. They are not optional — they are the system.
We walk the site, assess existing conditions, identify structural considerations, and discuss project goals, timeline, and budget parameters. Detailed notes, measurements, and photographs are taken. We are looking for what will affect scope — not just what is visible on the surface.
Existing and proposed layouts are drafted to scale. Floor plans, elevations, and sections as required. These drawings become the reference document for every trade — eliminating interpretation errors that come from verbal scope descriptions. Permit drawings produced where required.
Spartan’s estimating team marks up every trade on the drawings — demolition, structural, plumbing, electrical, HVAC, insulation, drywall, flooring, millwork, paint, permits. Every surface measured. Every material specified with waste factors applied. Every labour hour priced. The result is a complete line-item document that becomes the fixed-price proposal.
Materials, finishes, fixtures, and hardware are selected and confirmed before work starts. Tile spec, flooring spec, cabinet spec, countertop spec, paint spec — every selection locked and documented. This eliminates the single most common cause of project delays: waiting for client decisions during the build.
The Gantt chart is built. Builders Plug™ trades are confirmed for their phases. Long-lead materials — custom cabinets, special-order tile, structural steel — are ordered before demo starts so they arrive exactly when needed. This is what keeps timelines tight.
Spartan’s project manager runs the site daily. Trades are sequenced per the Gantt. Site is clean at the end of each day. Inspections are booked ahead. You receive regular progress updates — not radio silence followed by a phone call about a problem. Milestone payments are released as phases are completed and verified.
Complete walkthrough with the project manager. Every deficiency identified and resolved before the final payment is released. Site cleaned. Warranty documentation provided. Final 10% released only on client sign-off. The project is not done until you are satisfied with every detail.

The biggest variable is cabinet lead time — custom and semi-custom cabinets run 4–10 weeks from order. At Spartan, cabinets are ordered only after the layout drawing is confirmed and the takeoff is approved, so no dimensions change mid-project.

When genuine surprises occur — galvanized plumbing, asbestos floor tile, unexpected framing — we document it immediately, present you with clear options and transparent pricing, and proceed only with your written approval. You will never receive an invoice for work you didn’t approve.
It depends on what’s being done. Cosmetic work — new cabinets, countertops, tile, and flooring — does not require a permit. Moving plumbing (sink relocation), adding circuits to the panel, or removing a wall requires permits under the Ontario Building Code.

Yes — most clients do. The kitchen is blocked off and protected during demolition. Once rough-in work is complete and the space is drywalled and primed, the worst of the disruption is behind you. We set up a temporary kitchen area where possible during the build phase.
The most disruptive period is the first 1–2 weeks of demo and rough-in. After that it becomes much more manageable.
